An affordable housing lottery for 28 units at 300 East 83rd Street (at the corner of Second Ave.) is now open. The new building, which shares an address with 1598 Second Avenue, is scheduled to be completed by the end of 2024.

The high-rise is in a prime UES location just a few blocks south of the 86th St. subway station, less than a mile from Central Park and only a half mile from Carl Schultz Park along the East River. Amenities include in-unit laundry and dishwashers, smart-controlled heating and cooling, a rooftop terrace, children’s playroom, energy-efficient appliances and more. The building will charge a $100 monthly amenity fee and is also pet friendly (though some restrictions apply).

Once complete, the mixed-use building will include 70 residences and more than 2,500 in commercial space along the block that once housed Big Daddy’s, Duke’s and Firenze.

Available rent-stabilized apartments include seven studios, seven one-bedrooms, and fourteen two-bedroom apartments. Rents range from $1,655 to $4,020. Income restrictions apply with applicants required to make no more than 70% the area median income for seven of the units and no more than 130% AMI for the remaining 21. At the high end, that’s a $218,010 annual household income.

The lottery will reserve 20% of available units for current residents of Community Board 8, which includes the UES and Roosevelt Island. Another 7% will be reserved for residents with mobility, hearing or vision issues, with an additional 5% reserved for city employees.

The 22-story building is being designed by SLCE, an architecture firm that counts Brooklyn Point, Gotham West, One57 and Lyra West among its projects. The firm won two Lucy G. Moses Preservation Awards in 2022 for its work at One Wall Street and the T Building in Jamaica, Queens.
