Developer Files Plans for 12 Condos at Madison Avenue Building

Developer Harry Macklowe’s luxury condo conversion at 809 Madison Avenue is taking shape.

Macklowe Properties has filed permits with the Department of Buildings to turn the existing 12-story, 33-unit building at the corner of East 68th Street into a 14-story building with just 12 condos, Crain’s New York Business reports.

According to the permits, the first floor would include retail, a lobby and a mail room. The second through 11th floors, which currently hold three rental units each, would each contain a single condo, while the 12th floor would have one condo with a private terrace.

The project’s estimated cost is about $12 million, though Crain’s notes that final price tags are often significantly higher than what’s listed in city records. Robert A.M. Stern Architects and SLCE Architects are listed as the architects of record.

As we reported last September, Macklowe Properties and SK Development paid $49 million for the 1920s-era building, which had sat vacant since 2022. Plans at the time called for single-floor apartments of roughly 4,000 square feet each, with units expected to start above $20 million.

A representative for Macklowe Properties didn’t respond to Crain’s request for comment.
