Housing Lottery at New UES Building: Rents Start Below $2,000

A housing lottery has opened for 45 apartments (studios, one-bedrooms and two-bedrooms) at a new luxury rental building with amenities in Yorkville. Anyone who’s interested has until April 14 to apply.

The apartments are located at the newly constructed Maison 78 high-rise at 356 East 78th Street (and First Avenue). Available units are broken into two categories by income eligibility: 70% AMI units (of which there are 15 studios and one-bedrooms) and 130% AMI units (with 30 total one- and two-bedroom residences available).

While the exact income range depends on household size, the general income range for 70% AMI units is $62,675 to $97,806, and the general range for 130% AMI units is $126,926 to $218,010.

Rents are as follows:

  • 70% AMI Studio – $1,828
  • 70% AMI one-bedroom – $1,954
  • 130% AMI one-bedroom – $3,702
  • 130% AMI two-bedroom – $4,434

While market-rate rents aren’t listed anywhere, the contact page on the Maison 78 website asks for a monthly budget, and the options range from $5,000 to $20,000.

The 35-story building offers a long list of amenities including a dog park and dog washing station; onsite parking and electric car charging stations; a rooftop terrace; media, party and recreation rooms; a children’s play room; a gym, yoga and dance studios and more.

The lottery website says the building will be ready for occupancy in May.

The building itself was designed by Hill West Architects, the firm that also worked on nearby luxury residences at 255 East 77th Street (and Second Avenue) in addition to several other prominent projects throughout NYC. The land was vacant for nearly ten years, though home to lots of rats, until Carmel Partners completed the $73 million acquisition in 2022.

Carmel Partners states that the building has 146 total residential units and offers “sweeping views of the East River.”
