T.J. Maxx Opening New Upper East Side Store

The Upper East Side was Manhattan’s busiest neighborhood for retail leasing this past quarter, and the biggest deal of the bunch belongs to T.J. Maxx. The discount department store has signed on for nearly 29,000 square feet in a storefront that’s been a neighborhood fixture for years.

T.J. Maxx is moving into the H&M space at 150 East 86th Street, between Lexington and Third avenues, Commercial Observer reported Thursday. The store will take roughly 4,000 square feet on the ground floor and about 25,000 square feet on the second floor, and it’s expected to open in late 2027. The length of the lease and the rent weren’t disclosed.

At 28,837 square feet, it was the largest retail lease signed anywhere in Manhattan in the third quarter, according to CBRE’s latest Manhattan retail report. It narrowly beat out Five Iron Golf’s 28,288-square-foot deal at 32 Old Slip in the Financial District and Crunch Fitness’s 28,100-square-foot lease at 2192 Broadway on the Upper West Side.

East Side Feed reported in November that H&M was closing the store after a WARN notice posted by the New York State Department of Labor listed a permanent closure date of January 19, 2026, affecting 31 workers. The 86th Street H&M had opened in May 2008.

The T.J. Maxx deal anchored a busy few months for the neighborhood. CBRE counted 15 Upper East Side leases totaling nearly 97,000 square feet in the third quarter, the most of any Manhattan neighborhood in both deal count and square footage, with much of the activity along 86th Street and Second Avenue. Those deals include Happier Grocery, which CBRE describes as an upscale, community-focused grocer, taking about 20,500 square feet at 210 East 86th Street, and a new 9,100-square-foot Whole Foods at 1524 Second Avenue. Cotton On also signed for nearly 6,600 square feet at 1149 Third Avenue.

Once it opens, T.J. Maxx will join Target, Old Navy, Foot Locker, Victoria’s Secret and Ulta Beauty on the block. The chain is also opening a 40,000-square-foot Manhattan store at Herald Towers, 50 West 34th Street, by the end of this year.
